How these services fit together
Most real jobs use several of these in sequence. Extraction removes standing water, structural drying removes what soaked into materials, and mold remediation becomes necessary only when the first two happened too slowly. The first 24 hours largely decide which of those you end up paying for.
The sequence matters more than most homeowners expect. Extraction and drying are mitigation — the work that stops the loss growing — and they are usually authorised immediately, before anyone has agreed what the full repair will cost. Reconstruction is a separate phase with a separate scope, and you can bid it competitively once the building is dry and documented. Treating them as one undifferentiated job is how people end up committing to a rebuild before they know what the rebuild involves.
What decides which of these you need
Three questions sort almost every water loss. Where did the water come from, how long has it been there, and what did it touch on the way?
- Source determines contamination. Supply-line water is Category 1 and much of what it wets can be dried in place. Anything that rose through a drain or came in from outside is Category 3, and porous materials it touched come out rather than dry.
- Time determines how much survives. Materials keep absorbing by the hour, and mold can establish on wet building materials within 24 to 48 hours, which is the point where a drying job turns into a remediation job.
- Materials determine cost and duration. Sealed concrete dries quickly; carpet pad, wet drywall, cabinetry and hardwood each behave differently, and hidden assemblies like wall cavities and subfloor drive the equipment plan.
