Drying Equipment in Your House? Do Not Switch It Off

  1. Do not unplug a unit to free an outlet, and do not feed the equipment through a daisy chain of household extension cords. If a breaker trips, reset it once and report it.
  2. Leave every air mover and dehumidifier running overnight and while you are out. The noise is the point; airflow that stops lets moisture migrate back into materials.
  3. Keep interior doors open and do not close off the wet room. A sealed damp room becomes a humidity chamber that wets everything cooler than the air.
  4. Leave drain hoses where they were set, and do not slide machines aside to sweep around them.
  5. Report anything new between visits: a fresh stain, a musty smell, a warm damp corner.

A Floor Can Feel Dry and Still Be Wet Inside

Run your hand across a hardwood floor three days after a flood and it may feel fine. A moisture meter pressed to the same board can tell a different story, because materials hold water two ways. Surface water evaporates quickly. Bound water — absorbed into wood fibers, gypsum cores, and concrete pores — leaves slowly, from the inside out.

Bound water is what structural drying exists to remove. It is invisible, it does not respond to a box fan, and it is exactly what mold and rot feed on. The gap between feels dry and is dry is where most do-it-yourself recoveries fail, and the consequences surface weeks later as cupped floorboards, crumbling drywall, or a musty smell with no visible source.

Concrete deserves its own mention because Chicago basements are made of it. A slab absorbs water slowly and gives it back even more slowly, and new flooring installed over a slab that never finished drying can trap that moisture underneath for years.

Extraction and Evaporation Are Different Jobs

The first rule of drying is that you do not evaporate what you can pump. Liquid water on floors and in carpet is removed mechanically — truck-mounted or portable extractors pull it out hundreds of gallons at a time, work that is far faster than any dehumidifier could match. Everything extraction cannot reach — the water inside materials — must change from liquid to vapor and then be removed from the air. That is evaporation plus dehumidification, and it is the slow, science-driven half of the job.

Skipping or shortening extraction turns a three-day dry into a week-long one, because every gallon left as liquid becomes a gallon the drying equipment must process the hard way. The sequence is not a preference; it is arithmetic.

What Air Movers and LGR Dehumidifiers Each Do

A drying setup looks chaotic — a floor covered in roaring machines — but every unit has one of two roles.

The two must be balanced. Air movers without enough dehumidification just relocate moisture — evaporating it off the floor and depositing it on cool walls and windows as condensation. Getting the ratio right for a given room size, material load, and temperature is core IICRC training, not guesswork.

Placement follows the standard as well: air movers angled along walls at set intervals rather than aimed at one spot, dehumidifiers positioned centrally with drain lines run to a fixture, and specialty tools where geometry demands them — injection systems for wall cavities, mat systems for hardwood, supplemental heat where cold slows evaporation.

Dry Is a Number: Daily Readings Against a Dry Standard

Under S500, a drying job starts by establishing a dry standard — moisture readings taken from unaffected materials of the same type in the same building. The wet materials are then dried toward drying goals based on that reference, not toward a universal number, because a dry reading in a lakefront high-rise differs from one in a Beverly bungalow.

From there, the routine is daily monitoring. A technician returns each day, meters the same mapped points, logs the readings, and repositions equipment as some areas finish before others. A typical residential loss dries in about three to five days, though dense materials like plaster and hardwood can extend that.

Why Shutting the Door on a Wet Room Backfires

Instinct says contain the mess: close the basement door and deal with it later. Physics disagrees. A closed wet room becomes a saturation chamber — evaporation continues until the trapped air reaches high humidity, and then the moisture starts migrating into everything cooler than the air: wall cavities, ceiling assemblies, the underside of the floor above.

Restorers call this secondary damage: materials the water never touched get wet from vapor alone. Books curl on shelves that never flooded. Condensation beads on the cold-water pipes and drips onto framing.

Chicago winters add a wrinkle: cold outdoor air holds little moisture, so heated interior air is actually an asset for drying — but only when it can circulate and be dehumidified rather than sitting trapped behind a closed door.

Can I dry a flooded room with box fans?

Fans speed evaporation but remove nothing: the moisture just moves into the air and then into cooler surfaces nearby. Without dehumidification and without extraction first, fans mostly redistribute the problem.

Does wet hardwood flooring always have to be replaced?

Not always. Caught early, solid hardwood can often be saved with specialty drying mats that pull moisture through the board face, plus careful monitoring. Cupping that has not buckled will sometimes flatten as the wood dries.
