Ceiling Bulging or Dripping? Clear the Room Below
A ceiling holding water is carrying a load, and it can come down all at once.
- Get everyone out from under the wet area, and keep them out.
- Cut power to that room at the panel. Ceiling boxes and light fixtures are exactly where travelling water collects.
- Move furniture, rugs, and electronics out of the drip zone, then set a bin under the drip.
- Relieve the pocket from the side, never from underneath. Working from a ladder set beside the bulge, pierce its lowest edge and let it drain into the bin.
- Photograph the ceiling, the room, and any standing water on the floor above.
Stopping the leak at the roof itself can wait until someone can get up there safely.
Two Chicago Roofs, Two Different Leak Problems
Chicago's housing stock splits its roof leaks into two families. The brick bungalows of Portage Park and Beverly, and the frame houses of the Northwest Side, carry pitched shingle roofs — their winter enemy is the ice dam. The two-flats, greystones, and courtyard buildings that line streets in Logan Square and Lakeview mostly carry flat or low-slope membrane roofs — their enemy is ponding water.
The distinction matters because the fixes are opposite. Ice dams are an insulation and ventilation problem wearing a roofing costume. Ponding is a drainage and maintenance problem. A crew that treats every ceiling stain the same way will stop the symptom and miss the cause.
What both families share is the aftermath: wet insulation, saturated ceiling drywall or plaster, and moisture spreading through the assembly long after the drip stops.
How an Ice Dam Forces Water Uphill
An ice dam is a heat-loss machine. Warm air escaping into the attic melts the underside of the snowpack on the upper roof. That meltwater runs down the shingles until it crosses the eave — the overhang past the exterior wall, which has no heated space beneath it. There it refreezes into a growing ridge of ice.
Once the ridge is tall enough, new meltwater cannot get past. It pools behind the dam and rises until it slips beneath the shingle laps — shingles shed water running downhill and are nearly defenseless against water standing still. From there it wets the roof deck, soaks the attic insulation, and finds the ceiling below.
Chicago winters manufacture these conditions on a schedule. Ponding on the Flat Roofs of Two-Flats and Courtyard Buildings
A flat roof is never truly flat — it is built with slight pitch toward internal drains or scuppers through the parapet wall. That drainage is the whole system. When autumn leaves, tennis balls, or wind-blown debris clog a drain, water ponds, and standing water works on a membrane the way standing traffic works on pavement.
Ponds accelerate membrane aging, exploit every seam and blister, and probe the flashing where the roof meets parapets, chimneys, and vent stacks. On an occupied two-flat, the top-floor tenant usually reports the ceiling stain; on a courtyard building, water can enter above one unit and surface in another.
Winter complicates flat roofs in its own way. Snow load hides clogged drains, freeze-thaw cycles open seams that a summer inspection passed, and a February thaw can deliver a spring-sized volume of meltwater to a drainage system that is partly iced shut. Owners who clear drains each fall and check them after every thaw prevent most of these calls.

Why the Stain Is Rarely Under the Hole
Water obeys gravity, but it takes the scenic route. Once past the roof surface, it runs along the top of the roof deck, follows rafters and joists downslope, tracks pipes and electrical runs, and drops only where it meets an obstruction or a joint. A ceiling stain can sit a full room away from the actual breach.
This travel has two consequences. First, patching the roof directly above the stain often patches the wrong spot. Second, the wet zone inside the assembly is almost always larger than the stain suggests — insulation holds water like a sponge, and framing wicks it further.
Plaster ceilings, common in the city's prewar stock, complicate the picture further. Plaster wicks moisture laterally through its coats and can hold a surprising load of water before showing any stain at all — so by the time discoloration appears, the wet zone behind it is often well established.

Staining Versus Saturation: When Ceiling Drywall Comes Down
Not every mark on a ceiling is an emergency. A crisp brown ring that is dry to the touch usually records a past event — worth investigating, not worth demolition. Saturation looks different: sagging, bulging, soft or crumbly texture, paint bubbling, or a stain that keeps spreading between checks.
Saturated ceiling drywall must come down, for three reasons. It has lost structural integrity and can collapse without warning, especially if water is pooling above it. Can I just paint over a water stain?
Only after the source is fixed and the material is verified dry — otherwise the stain returns through the new paint. Use a stain-blocking primer first; ordinary paint alone will not hold back the discoloration.
How do I keep ice dams from coming back next winter?
Attack the heat loss, not the ice. Air-seal the attic floor, add insulation, and make sure soffit and ridge ventilation keep the roof deck cold. Raking snow off the lower few feet of roof after big storms helps in the meantime.
