Found Mold? Do Not Touch It Yet
Disturbing a colony is the fastest way to spread it through the rest of the house.
- Keep anyone with asthma, allergies, or a weakened immune system out of the room entirely.
- Do not scrub, scrape, sweep, or spray it. Every one of those sends spores airborne.
- Do not point a fan at it, and shut off forced-air heating or cooling if a supply vent or return sits in that room.
- Close the door, and tape plastic over the doorway if the growth covers more than a small patch.
- Find the water. A drip, a seeping wall, a sweating cold pipe, a dryer venting indoors — until that stops, anything done to the mold is temporary.
Then photograph the growth and note how long the area has been damp.
What Mold Actually Needs, and How Little Time It Takes
Mold spores are already in your house. They ride in on shoes, pets, and open windows, and they are harmless as dust until three conditions line up: moisture, an organic food source, and time.
Chicago housing supplies the first two in abundance. Drywall is paper-faced gypsum, and paper is food. So are wood framing, subfloor, ceiling tiles, and the dust that settles on cool basement walls. Add moisture from a seeped foundation, a slow leak, or a humid crawl space, and the third condition is the only one left.
Garden units and below-grade rec rooms are the city's most reliable incubators. Cool masonry walls sit near the dew point through humid summers, so even without a leak, condensation alone can keep a basement corner damp enough to sustain growth season after season.

Illinois Has No Mold License — Vet a Crew Anyway
Here is a fact that surprises most homeowners: Illinois has no state license for mold remediation, and none for water damage restoration either. Anyone with a van and a sprayer can legally call themselves a mold company in Chicago.
That does not mean vetting is impossible. It means the burden shifts to two things you can verify:
- IICRC certification. The ANSI/IICRC S520 standard governs professional mold remediation, and technicians can hold certifications tied to it. Ask directly whether the crew follows S520 and who on the job holds the certification.
- Insurance. Ask for a certificate of insurance, including coverage that applies to remediation work specifically, not just general liability.

Why Bleach Jobs Fail on Drywall and Wood
Bleach has a real use on hard, non-porous surfaces like tile or glass. On drywall and lumber, it fails for a mechanical reason: mold does not sit on porous material, it roots into it. The visible fuzz is the surface bloom, while hyphae extend into the paper facing and the wood grain beneath.
Household bleach is mostly water, and its active ingredient stays near the surface. So a bleach wipe-down kills the bloom, leaves the roots, and donates fresh moisture to the material — three favors to the mold in one pass. The stain lightens, the homeowner relaxes, and growth returns in weeks.

Testing earns its cost in three situations. First, hidden mold: a persistent musty odor with nothing visible, where air sampling can help decide whether to open a wall. Second, post-remediation verification on larger jobs, where clearance sampling confirms the containment zone is actually clean before rebuild. Third, documentation for a dispute, a landlord conflict, or an insurance question.
