Water in Your Space Before Opening? Work in This Order
The first hour decides both the reopening date and the claim.
- Move staff and customers out of the wet area and cut power to it at the panel. Floor boxes, under-desk power strips, and equipment cords all sit at water level.
- Notify the building engineer or property manager immediately. They know the riser layout, the shutoff locations, and which tenants sit below you.
- If the water came up a floor drain or down from the roof, treat it as contaminated and keep it away from food-contact surfaces, prep areas, and open stock.
- Get paper records, inventory, and server hardware up off the floor. Soaked documents can be frozen and recovered later; soaked cardboard cannot.
- Photograph every zone and every pallet before anything moves.
For a Business, the Real Loss Is Measured in Time
When water hits a commercial space, the structure is only half the problem. Every day the doors stay closed is a day of lost sales, idle payroll, canceled bookings, and customers learning a competitor's address. Business interruption, not drywall, is usually the largest line in a commercial water loss.
That changes the objective. Residential restoration optimizes for thoroughness at a livable pace; commercial restoration optimizes for a defensible reopening date. The questions the crews we work with ask first reflect that: which zones can reopen independently, what does the health department or landlord require, and what can dry overnight while the business operates by day.

Offices, Retail, Restaurants, Warehouses: Each Fails Differently
Commercial in Chicago is not one building type, and the first moves differ by what is inside.
- Offices concentrate value in electronics, paper records, and IT rooms. Priorities: power isolation, server protection, and getting workstations elevated before wicking reaches them.
- Retail lives on inventory and finishes. Stock must be triaged — sellable, salvageable, documented loss — and photographed before anything moves, because the claim depends on it.
- Restaurants answer to health codes. Food-contact surfaces, walk-in coolers, and dry storage force conservative disposal decisions, and reopening needs to survive an inspection, not just a walkthrough.
- Warehouses trade finish damage for scale: vast slab floors, racked goods wicking from the bottom carton up, and air volumes that overwhelm ordinary dehumidification.

After Hours Is the Normal Case, Not the Exception
Commercial water events have a habit of choosing nights and weekends: the sprinkler head that lets go on Saturday, the supply line that bursts over a long holiday weekend, the roof drain that fails during an overnight storm. In an unstaffed building, water gets a head start measured in hours.
Two implications follow. First, response infrastructure matters — the independent crews in our network take calls around the clock, because a Monday-morning start on a Friday-night loss is a different and worse project. Second, prevention is partly administrative: current emergency contacts for the alarm company, clearly labeled shutoff valves, and a floor plan someone can read at three in the morning shorten every future emergency.
Once the site is stabilized — water stopped, standing water extracted, equipment placed — the schedule can flip to accommodate the business: loud drying overnight, quieter monitoring visits during trading hours. Documents, Records, and Inventory: What Can Be Saved
Paper is not automatically a write-off. Wet documents decay on a clock — inks migrate, pages fuse, mold follows — but that clock can be stopped. The standard large-loss move is freezing: wet records are boxed, frozen quickly, and later vacuum freeze-dried, which sublimates the ice out of the paper without turning pages back into pulp. Originals with legal or historical value get priority; anything that exists digitally elsewhere gets documented and released.
Inventory follows a triage-and-record discipline. Everything is photographed and listed before disposal — an inventory thrown out undocumented is a claim argument waiting to happen. Category matters too: goods touched by contaminated water are handled and documented differently from goods dampened by clean supply water.

Large-Loss Drying: Desiccant Versus Refrigerant at Scale
Commercial drying is where the two dehumidification technologies split duties. Refrigerant units — including the LGR machines standard on residential jobs — condense moisture on cold coils. They excel in warm, humid spaces and are efficient where conditions favor them.
Desiccant dehumidifiers work by adsorption instead: air passes through a slowly rotating wheel of moisture-hungry material, which is then regenerated with heat. Desiccants keep working in cold spaces where refrigerant coils falter — an unheated warehouse in a Chicago January — and they can drive air to a much lower moisture content, which is what dense materials like concrete slabs and plaster demand before they release bound water.
At true large-loss scale, the equipment changes shape entirely: trailer-mounted desiccant units parked at the loading dock, ducting runs snaking through service corridors, and generator support when the building's power is compromised. Matching technology to the building's temperature, materials, and air volume is the core competence that separates large-loss crews from residential outfits working oversized.
Working Occupied Multi-Story Buildings
In a Loop office tower or a mixed-use building on a neighborhood corridor, water damage is never one tenant's problem. Water released on the eighth floor rides pipe chases, elevator shafts, and slab penetrations downward, and the tenants below may not know yet.
That makes the building engineer the first ally: nobody else knows the riser layout, the shutoff locations, and which ceiling voids connect. The crews we refer coordinate with engineering staff on access, protect corridors and elevators during equipment moves, and set containment so that drying one suite does not disrupt its neighbors.
Tenant communication runs alongside the technical work — posted notices, scheduled loud-work windows, and clear reopening criteria keep a multi-tenant loss from becoming a multi-tenant dispute. Can our business stay open during drying?
Often, partially. Crews can contain the affected zone, run loud equipment overnight, and stage work so unaffected areas keep operating. Whether that is feasible depends on the water category, the layout, and any health-code requirements for your industry.
A pipe burst over the weekend and nobody was in the building. How bad is that?
