Why a frozen pipe bursts — and where it actually breaks
The intuitive story is wrong, and the wrong story leads people to look in the wrong place. Water expanding into ice does not split a pipe by pushing outward against the walls. Copper and even most plastics can take that radial force. What breaks a pipe is pressure.
Here is the actual sequence. Ice forms first at the coldest point and grows into a solid plug that seals the line. On the far side of that plug — between the ice and a closed faucet or valve — sits a column of trapped water. As freezing continues, that column has nowhere to expand, and the pressure inside it climbs to thousands of pounds per square inch. The pipe fails at its weakest point along that pressurized stretch, which is frequently downstream of the ice, in a section that is not even frozen.
Two things follow from this. First, the split you find is often several feet from the ice that caused it, which is why homeowners hunting for "the frozen part" near the break come up empty. Second — and this is the cruelty of freeze losses — the pipe usually does not spill while it is still frozen. The ice plug is holding the water back. The flood begins on the thaw, when the plug melts and the full supply pressure meets the crack the freeze already made. A pipe can burst on Tuesday night and not release a drop of water until the Thursday afternoon warm-up, by which point nobody is thinking about the cold snap.
Which Chicago pipes freeze first
Freezes are not random. They concentrate in the same handful of places, and Chicago’s housing stock makes several of them common.
- Runs in exterior walls. Pre-war bungalows, two-flats, and greystones — most of the city — were built with little or no cavity insulation, and a supply line routed through an outside brick wall sits inches from the weather. A kitchen or bath on the north or west face is the classic casualty.
- Unheated spaces. Crawlspaces, attics, unheated porches and mudrooms, garage walls with a laundry or utility sink. Anywhere pipe runs through air that the furnace does not reach.
- Hose bibs and their feed. An outdoor spigot with a hose still attached traps water at the coldest possible spot; the freeze then backs into the pipe feeding it, inside the wall.
- The vacant unit. A two-flat with an empty apartment, a condo between tenants, a snowbird’s place — anywhere the heat has been turned down to save money is a freeze waiting for the right night.
The common thread is not simply "cold pipe" but "cold pipe the heat cannot reach and nobody is watching." That combination is what separates a nervous night from a claim.
The cold that does it — and why wind matters as much as temperature
It is not only how cold, but how long and how windy. A brief dip to single digits rarely freezes an interior wall that started the day warm; the masonry and framing hold heat for hours. What freezes pipes is sustained cold — a day or more below freezing that pulls the residual warmth out of a wall cavity — combined with wind that drives cold air through every gap in the building envelope and strips heat off exterior surfaces far faster than still air would.
Chicago’s signature event is the polar vortex intrusion. During the January 2019 vortex, O’Hare hit twenty-three below zero, and the burst-pipe calls that followed were not from the coldest hour but from the accumulated cold over the days around it, reaching pipes that a normal cold snap never touches. Wind is why a pipe in a wall with a gap around an old electrical penetration or a settled window frame freezes while an identical pipe two studs over does not: the drafty cavity loses its heat, the sealed one keeps it.
Before the cold: keeping pipes from freezing at all
Prevention is cheap and boring, which is why it gets skipped until the January it doesn’t. The measures that actually work:
- Let a faucet drip on the coldest nights. This is not about warmth — a thin stream of moving water resists freezing, and, more importantly, an open faucet relieves the pressure that does the bursting. If a plug still forms, the trapped column now has an escape path instead of a pipe wall to break. Drip the fixture served by the most vulnerable run, usually the one farthest from where the line enters the house.
- Open cabinet doors under sinks on exterior walls, so household heat reaches the pipes behind them. Move anything you don’t want a child or pet to find first.
- Seal the drafts near pipe runs. Air leaks around rim joists, hose-bib penetrations, and old cable holes are what let the wind at the pipe. A can of foam or a rag stuffed in a gap on a cold day is a real defense.
- Insulate the exposed runs in crawlspaces, garages, and along exterior walls with foam sleeves — and remember insulation only slows heat loss; on a long vortex it delays the freeze rather than preventing it, so pair it with heat.
- Disconnect and drain garden hoses, and shut the interior stop valve that feeds each hose bib if you have one, then open the spigot to drain the run.
- Keep the heat on — everywhere. Never below 55°F, even in unused rooms and empty units, and leave interior doors open so heat circulates. The money saved by turning a vacant apartment’s heat down is a rounding error against one burst pipe.
If a pipe freezes but has not burst: the window to act
A faucet that trickles or dies entirely on a cold morning while the ones near it run fine is telling you a line has frozen. The pipe has not necessarily failed yet — and what you do in the next hour decides whether it does.
Open the faucet that frozen line feeds, both handles if it has them. This does two things: it relieves the pressure that causes bursting, and it gives the meltwater somewhere to go as you thaw the plug. A trickle appearing as you work means the ice is releasing.
Apply gentle heat, working from the faucet end back toward the frozen section. A hair dryer, a heat gun on low held moving, warm towels, a space heater aimed at the wall or cabinet — anything that raises the temperature gradually. Starting at the faucet end lets the melt drain forward instead of trapping it behind a plug you have not reached yet.
When a pipe bursts: the first few minutes
Once water is coming out, the priorities change from thawing to stopping. In order:
- Shut the main. In most Chicago houses the main shutoff is on the front foundation wall where the service enters, near the water meter, often in the basement. Turn it clockwise until it stops. This ends the supply to the whole house — the single most important thing you can do.
- Deal with electricity. If water is reaching outlets, cords, or the panel, and you can shut those circuits without standing in water, do it. If the panel is in the wet area, stay out and call ComEd or an electrician. A burst in a finished basement can put water where the power is.
- Open faucets to drain the system, which relieves remaining pressure and clears standing water from the pipes so a second weak spot does not let go.

Why freeze damage hides — and reads larger than the stain
A freeze break has a particular signature that makes it more expensive than an equivalent volume of water on an open floor: it happens inside the building. The break is in a wall cavity, a ceiling, a chase — and the water released on the thaw travels along the framing before it ever shows a face.
By the time a stain appears on a ceiling or a baseboard darkens, water has usually run along joists and top plates well beyond the visible mark, soaking insulation and the back sides of drywall that still look dry from the room. Drying it means opening assemblies and running structural drying against a target reading, not wiping down what shows.
In a vacant or unoccupied unit the same physics turns catastrophic. A supply line under full pressure that bursts with nobody home does not release a bucket — it releases until someone shuts the main, which can be days. A pipe that let go over a long weekend has flooded floors below, saturated everything porous, and started mold long before discovery. Two jobs, not one: the plumber and the restoration crew
A freeze loss creates two separate problems that are handled by two different trades, and conflating them costs money.
The pipe repair is licensed plumbing work. Under the Illinois Plumbing License Law, cutting out the failed section and making the new joints is work for a licensed plumber — not because of red tape, but because a supply repair done wrong is the next leak. That is a distinct job from drying the building.
The water damage is restoration work. Keep them separate in your head even when one company offers both, and authorize emergency work — stopping the leak, starting the drying — without signing away the whole rebuild on the first cold night.
